Home Repair:

The following repairs are the responsibility of the owner:

  • Painting/wallpapering the interior.
  • Plumbing
  • Drywall/plastering
  • Carpet cleaning
  • Tile installation and repair
  • Windows and glass-repair, replacement and installation
  • Window Lintels-repair/maintenance
  • Screens-repair, replacement and installation due to wear and tear, weather, animals, and all other reasons.
  • Electrical
  • Furnace-repair/maintenance, replacement, and installation
  • Water Heater-repair/maintenance, replacement, and installation
  • Dishwasher-repair/maintenance, replacement, and installation
  • Clothes Washer/Dryer- repair/maintenance, replacement, and installation, including dryer vent cleaning
  • Sinks/bath tube/showers-repair/maintenance, replacement, and installation
  • Air Conditioning-repair/maintenance, replacement, and installatin
  • Heating Duct cleaning

 

Home Improvements

Note: All Interior Structural changes MUST be Approved by the Board of Directors! Any Interior Structural changes risk damage to neighboring units.

All exterior improvements require the approval of the Board of Directors such as:

  • Windows-replacement windows must have grids
  • Doors-replacement doors MUST be painted the same color as the shutters on the unit.
  • Satellites- the satellite company should provide a general area on your patio for installation and the Board must approve it BEFORE installation.

The Architectural Modification Form must be approved by the Board of Directors prior to beginning any exterior modifications to a unit, including window, door and patio remodeling.
