The Association Governing Documents allow for the establishment of a Board of Directors which has ultimate financial responsibility for the Association as well as responsibility for the administration and affairs of the community. The Board of Directors has the authority to enforce the By-Laws, to manage the common elements, provide services, regulate activities, levy assessment, and impose fines.
The Board Members and Committee Members volunteer their time to preserve our home values and the community. The members are mindful that the decisions they make affect us all.

Reminder: Board members are volunteers and they donate their time and efforts to the community.
Homeowner Association Assessments
- Association Fees (currently $270.00) are due on the first day of the month.
- They are considered late if received by the Management company after the 15th of the month. All funds received after that date are considered delinquent and a $35.00 late fee is imposed on the account.
- A late fee is charged for each month an account is not current. In addition, interest can be charged on principal amount unpaid from the due date until paid in full. Failure to pay the Association Fee may result in Suspension of Privileges.
- The Association may bring an action against the owner personally obligated to pay the assessments. Actions may include or foreclosure or the placement of a lien against the property and the delinquent owner shall be responsible for all costs and attorney's fees incurred by the Association resulting from such action.

Pest Information

- Owners/Residents can call to schedule(must be home for work to be done, if appointment is missed, owner is responsible for the charge)

Parking Policy
Parking passes are required for any vehicle parked overnight or past 10pm. Commercial Vehicles are not allowed on the lot after 10pm. Motorcycles are also required to obtain parking permits. Cars not in compliance with the State of Virginia Law will be towed at the vehicles owner's expense!
Virginia State Law
Within 60 days of moving here, you must obtain a Virginia driver's license. Within 30 days of moving here, you must: Title your vehicle in Virginia. Register your vehicle and obtain Virginia license plates.
Fairfax County
Vehicles purchased or moved into the county must be registered within 60 days of the purchase or move-in date.
Each resident must complete a Vehicle Registration form and send with a copy of the vehicle registration for each vehicle to obtain a parking pass (es). Once the registration form is received a unit may receive up to three (3) parking passes ( two (2) permanent, a registration form is required for each, and one (1) visitor/guest). No unit will be issued more than two (2) permanent parking passes. There is a replacement cost of $75 for any lost parking pass.
Temporary pass(es) for visitors/guests can be obtained from the Management Company by completing a parking application and checking the appropriate section for temporary passes. This should be submitted one week in advance.
No commercial vehicles* are permitted to be parked on the property unless for the purpose of conducting business.
No parking is allowed at the yellow-painted curbs. These areas may be used only for short-term activities, such as unloading heavy items or washing cars. Please use your flashers to identify that you are parked temporarily. Vehicles must be promptly moved to an authorized parking space at the conclusion of these activities.
*A commercial vehicle is: any vehicle that makes reference to any type of business or service either by signage (lettering on the vehicle or advertisement attached to the vehicle or by visible evidence that the vehicle is engaged in a business) or service for hire as indicated by the nature of the materials carried either in or on the vehicle (i.e. vehicles with racks displaying ladders, truck beds, vans or station wagons filled with items, paint, building materials or miscellaneous tools of the owners trade).
Pet Information
Reminder all pets should be walked only on the outer perimeter of the property - not on the lawns surrounding anyone's home
Pets may not be tied or chained to any common area property or left unattended at any time. Pets must be on a leash at all times when outside of the owners residence. Licenses & Vaccinations
Dogs over four months old must be licensed annually and vaccinated against rabies. A dog license can only be obtained after proof of inoculation by a licensed veterinarian. Dog licenses cost $10.00 for all dogs. Licenses are good for one year and must be purchased annually. For more infomation got to: http://fairfaxcounty.gov/dta/dog licenses.html. All dogs must have the license tag securely attached to a collar and it must be worn whenever the dog is off the owner's property. Cats are not required to be licensed, however, they also must be inoculated against rabies annually if they are over four months old.
An identification tag worn on a collar is recommended.
Please Remember: Scoop the Poop!
It is a Class 4 misdemeanor (up to $250 fine) to leave pet waste on public property or someone else's private property. Residents should call Animal Control at 703-830-1100.
Terrace Towne Homes of Woodlawn provides 4 dog stations around the perimeter of the property for your convenience and ease of poop disposal. Reminder at night you should carry a flashlight to aid you in seeing the poop.
Put pet waste in the proper place, in the trash. Putting the waste in a storm drain by-passes the sanitary sewer system and will pollute your local stream. Animal feces, like other pollutants, wash into our creeks and streams, posing a water contamination risk. Wading or swimming, even by your pet, in contaminated water is a health danger. Water quality also suffers from an excess of animal waste.
Added nutrients will encourage weed and algae growth, turning otherwise clean and clear water cloudy and green. Reduced water quality may also threaten the ability of fish and invertebrates to thrive.
Diseases and parasites may be transmitted from pet waste to humans or pets that have open wounds or depressed immune systems. Bacterial diseases like campylobacteriosis and salmonellosis can cause diarrhea and flu-like symptoms. Cryptosporidium, a protozoan parasite carried by many animals, can cause diarrhea, stomach cramps, nausea and dehydration. Toxocariasis or roundworms are usually transmitted from dogs to humans, often without noticeable symptoms, but may cause vision loss, a rash, fever or cough.
It only takes a few extra seconds to scoop the poop when you are out walking, on trails, playgrounds and athletic fields or anywhere in your watershed. It is time well spent to protect natural resources and human and canine health.

Neighborhood Watch
If you observe a stranger taking items out of the house next door and loading them into a vehicle, would you be curious? If you observed a strange vehicle repeatedly driving slowly through the neighborhood and the occupant(s) attempting to talk to kids on the street, would you become alarmed?
If you observe a resident's door standing open or a front window broken out, would you want to investigate?
Now imagine that it was your house that had just been burglarized or was being cased, or your child that had been solicited. Would you be upset that no one bothered to investigate or call the Police?
We realize that most people value their privacy. However, if your neighbor came over and knocked on your door in an emergency, would you recognize him or her as your neighbor? Likewise, if you went to your neighbors in a panic for help, would they know who you are and let you in?
That's what the neighborhood watch is all about - neighbors getting to know one another and working in a program of mutual assistance; training to assist neighbors in recognizing and reporting suspicious activities in their neighborhoods.
Neighborhood Watch Characteristics
- Watch groups are not vigilantes. They are extra eyes and ears for reporting crime and helping neighbors.
- Members learn how to make their homes more secure, watch out for each other and the neighborhood, and report activities that raise their suspicions to the police or in case of an emergency, call 911.
Neighborhood Watch Activities
- Distribute anti-crime information to citizens within the neighborhood.
- Hold public meetings with local law enforcement agencies about crime in the community and what can be done about it.
- Welcome new members to the neighborhood and encourage them to join in the Neighborhood Watch Program.
- Include articles in neighborhood newsletter that gives prevention tips and local crime news.
- Organize regular meetings that focus on current crime related issues.

Pool
All individuals must have passes to enter the pool. Two guests PER UNIT are permitted and must be signed in. All pool users should be familiar with the pool regulations.
Residents are required to wear their Pool pass at all times. It must be visible either on the wrist, ankle or attached to your swimwear. If a pass is lost there is a $10.00 fee for replacement during the season. At the end of the season ALL PASSES MUST BE RETURNED or incur a $20.00 fee for each pass not returned, including Guest passes.
For the protection of every resident, we cannot allow anyone to use the pool if he or she has an infectious disease, bandages or casts of any kind.

- Court hours are from 9am - Dark.
- Court is for basketball use only.
- Guest must be accompanied by a resident.
- Only tennis shoes are allowed on the court.
- No food or glass containers are allowed in the court area.
- No pets are allowed in the court area.
- No rollerblades, skateboards or bicycles allowed in the court area.
- No persons under 13 permitted without an adult.

Committees
Join A Committee
The success of TTHW is dependent on you! As an owner or renter, you should take pride in your community and be excited about ongoing events. Currently the Board of Directors is responsible for planning and coordinating all events within the community. However, the Board of Directors desires to form a Landscaping & Grounds Committee, a Social Committee, and a Budget Committee to enhance community interaction. If you are interested in serving on any of the committees email the Board.
Landscaping & Grounds Committee
The Landscaping and Grounds Committee ensures that all of the common areas of TTHW are properly maintained, advises the Board of Directors on hiring a landscape contractor, and oversees the work of that contractor. This Committee also is responsible for the maintenance of the recreational areas of the community such as the playground and basketball court and works with the social committee to plan the bi-annual community clean up days.
Social Committee
The Social Committee organizes community events, such as the neighborhood yard sale, clean up days, and the Annual Block Party.
Budget Committee
The Budget Committee meets on a seasonal basis, generally during the spring. This involves identifying the needs of the TTHW for the upcoming year, affixing a cost to the need, and ensuring that sufficient funds will be collected to satisfy the need.
Architectural Committee
The duties of this committee are currently handled by the Board.
